38  Final Plan

Gray and I sat in the boardroom on the top floor of the Cooper Real Estate building.

As you probably already know, the floor-to-ceiling windows behind Gray gave us a clear, sprawling view of Crownsborough.

And this time, I was enjoying the view. Why won't I? We had finally made progress.

There were a series of documents spread out between us. Financial projections, blueprints and legal approvals. I know I've said this before but Gray really was good at his job.

But to me, the most important document was the one I was currently holding. My smile remained fixed on my face as I stared at the front cover which was stamped with the project's new name.

"Sunset Inn." I said to myself, nodding. "Has a nice ring to it."

Gray looked up from what he was reading to give me a small smile, pushing his reading glasses up. "Your idea. You said you wanted something memorable. I think it fits."

He tapped the cover of the document, as if setting the title in stone. "Everything's moving according to plan. We've got the business registered as an LLC, and as you requested, Cooper Real Estate is officially a paid broker on this project."

"Good." I nodded.

It would be the height of stupidity to have the Sunset Inn under Cooper Real Estate and not as a separate business entity. I would be using Cooper Real Estate to take out a loan for Sunset Inn. If the worst ever comes to pass, CRE will be taken from my hands. This way, I still get to keep Sunset Inn. The boutique hotel chain will even be worth more than CRE when it succeeds.

This separation also meant that I had to pay CRE for its work as a broker and consultant.

I was currently financing the consultations from the five million dollars I had left. But it's still a win for me. I was basically paying myself. This means that the money I shell out will probably end right back in my pocket.

Gray opened one of the documents with him and passed it to me. It had the latest blueprints and project schedules.

"As you wanted, we've managed to cut the project time frame from two and a half years down to a single year."

I nodded in approval. I only had five years on this earth to become king of the Voss Empire. I definitely wasn't going to wait for half that time for a project that might not even reach a valuation of a billion dollars in the remaining two and a half years.

Four years was instead, enough time to try reaching that valuation.

Besides, the most important thing here was to have a plan Solid enough to attract Oliver Adams.

"But I'm not going to sugarcoat it." Gray continued. "That speed means we're spending a bit more than initially planned."

"Instead of developing from scratch, I've identified existing properties in both New York and Crownsborough that can be converted to suit what we need."

"They'll cost us more upfront but save on time. And with that, on opportunity costs."

He slid two photos across the desk to me. Both pictures were the images of the impressive, mid-rise buildings he'd chosen in the prime neighborhoods. They already had the bones for what I was looking for. You know those houses that had auras that screamed exclusivity? That was what they were.

"They're perfect." Gray continued. "It'll take some renovations but they're ideal for hosting a luxury establishment and as you can see, most of the basic structure is ready."

"We've already started the initial negotiations. Now all we need is for you to bring in the necessary investments."

I nodded in agreement. Gray had done his part. Now, the success or failure of Sunset Inn now rested on my shoulders.

"Looks good to me, Gray." I said, leaning back and crossing my arms. "We'll keep pushing forward. The faster we get this done, the quicker we can put it behind us and focus on the next project."

Gray nodded, handing over another set of documents. This one had the graphs and charts with the projected returns for Sunset Inn over the first three years. The numbers I could see were promising. If things went according to plan, we'll be able to recoup our initial investment in three years. Less if we opened a third location in a place like London.

I listened as Gray explained the potential profits, expenses, and occupancy rates. I flipped through the document on my own too, skimming the projections.

"Does this take into account the project's accelerated time frame?" I asked, glancing up.

"Yes." He confirmed. "If we start this year, between getting all our permits and our renovations, we're on track to open by the following year. Assuming everything goes smoothly, of course." He smiled with a hint of pride and he did deserve to be proud of what he'd done. It was a tight schedule. "Your accelerated vision is going to pay off." He said, leaning back in his chair. "But only if you secure the funds quickly."

I nodded, closing the file. "About that. I'm coming with you."

"You were invited to the Global Elite Hospitality Forum in Monaco, weren't you? I'm coming as your plus one."

He blinked, surprised.

I grinned at him. "It's the best place to meet the kinds of investors who won't blink at a multimillion dollar project like this."

"I know I promised you Quinn Adams and I'm going to deliver. But it'll be pretty stupid of me not to explore other options."

Gray nodded in agreement.

"That's why I want us to do this together. Investors will appreciate the architect behind the project just as much as the owner and I'm sure you'll be much better than me at pitching this project to the investors."

Gray's eyes lit up at the mention of Monaco. "I can see you're not holding back." He said with a grin. "Of course." I said, matching his grin. "If we're doing this, why not go all in?"

Yes. I would be going to Monaco to meet investors. And my main target would be at the forum.
